What is ICINola?

ICINola is a mixed use development slated to be built on two blocks of land from Bartholomew to Alvar on Burgundy. This includes the Frey Meat Packing Plant, the Social Security Building, the associated parking lots, and two historic homes.

What does “mixed use” mean?

It means that the project will combine residential/condo units with retail space.

5.

What is the overall size of this project?

The ICINola project will have four buildings. The total estimated square footage at this time is 213,995 square feet.

What are other buildings in New Orleans that have similar square footage?

Riverwalk is 200,000 sq. ft. The Aquarium is 175,000 sq. ft. Harrah’s is 100,000 sq. ft.

7.

How many residential units/condos will there be? How much will they cost?

105 units with one parking space per unit/condo. Price level one starts at $234,900, level two starts at $219,900, level three starts at $289,900, level four starts at $309,900.

8.

How much space will be set aside for retail businesses?

37,000 sq. ft.

In comparison, Whole Foods Arabella Station Uptown is 30,000 sq. ft. Petco is 11,000 sq. ft. The closed Virgin Megastore in the French Quarter was 34,000 sq. ft.

9.

How many parking spaces are there included?

202 total parking spaces. This is for all residential and retail combined.

How many of the units will be owner occupied vs. rented out?

Unknown.

11.

Will any of the historic properties be moved?

Yes. Two Bywater historic properties are slated to be relocated. They are located on the 800 block of Bartholomew.

How many employees will this employ? Do they have employee parking?

ICINola’s current estimate is 100 jobs will be created. There is no additional parking for employees. No overflow parking has been designated.

13.

What is the current zoning of that land?

The current zoning is Light Industrial. This means that only Industrial can be built on that land. Current Industrial Zoning in the Bywater allows buildings up to 75ft.

14.

Can you build a mixed use development on land zoned industrial?

No. You must apply for a zoning change. In this case, they are asking for a Conditional Use Permit which would allow them to maintain the Light Industrial Zoning and add additional Zoning of Mixed Use.

15.

If ICINola receives a Conditional Mixed Use Permit, how high can they build?

They can build to 75ft. high with the dual zoning.

How tall is the current Frey Meat Packing Plant?

Approximately 50ft. high.

17.

Has a traffic study (a study of how traffic patterns on all connecting streets will be impacted, including existing street parking, how retail goods will be delivered, road maintenance and wear and tear, and how the historic brick Alvar Street could be threatened) been completed?

No. ICINola has stated that they are not required to do one at this time.

No.

Who is financing this project?

No financing has been named at this time. Additionally, no retail businesses have signed onto the ICINola project.

If no financing has been named, what does that mean?

It means that after rezoning, the developers could sell off the project to any developer. The ICINola developers have sold off three times in the past in Atlanta, Georgia.

Have they ever followed a project through to completion?

No.

24.

Have they been asked if they would sell off after rezoning?

Yes, Shea Emery was asked at the Bywater Neighborhood Association public meeting on 4/10/07 if she would sell off after rezoning as she has done before in Atlanta. Shea stated; “If someone offered me a ton of money, I’d take it. Our intention is to build it.”
